Access Statement for Brook House Bed & Breakfast

Brook House is located opposite Beeston Common.  We have three en-suite twin rooms for our guests.  One of our bedrooms is on the ground floor.  Our guest lounge and dining room are also on the ground floor.  We operate a no smoking policy in the house although guests are welcome to smoke in the garden. It is a ten-minute walk to the centre of Sheringham.  

Pre-Arrival

Brook Road is off the A149 and runs along Beeston Common.  Brook House can be found at the end of Brook Road.

There is a bus stop on the A149 just 100 yards past Brook Road.  This bus goes to Sheringham and on to Holt.  There is also a Coast Hopper bus that travels along the coast to Wells.

On the opposite side, heading into Cromer, the bus stop is at the corner of the Common.  Buses go to Cromer, North Walsham and Norwich.

The mainline train station to Norwich (and beyond) is ten minutes walk away.

Opposite the train station is the North Norfolk Steam Railway that goes to Holt. 

There are usually taxis outside the train station.  There is also a taxi office approx 100 yards from the station.

Arrival & Car Parking Facilities 

Although the privately owned half of Brook Road is rough and uneven, the front of Brook House is level with brick weave to the front of the house.  There is ample space for parking. We can assist guests with their luggage.

There is a sensor light by the front door.  There are also two freestanding lamps that are switched on each night while guests are out during the evening and are generally switched off by midnight.

Main Entrance & Reception

The front door has one step into the porch.  The step is 15cm high. The doorbell is on the right of the door - 55cm high.  There is an inner door from the porch to the entrance hall.  There is a slight step up of 7cm.  The porch has a large coir mat at the edge of the inner door.  The entrance hall is approx 400cm x 300cm. The house is carpeted throughout except in the bathrooms and dining room.

Public Areas - Hall, Stairs & Landings

From the reception hall is the lounge.  The room has windows on the left, facing out to the front of the house with French doors on the right leading out to the back garden. There are two steps down from the French doors to the patio in the garden.

Restaurant / Dining Room

The dining room is off the lounge and is accessed by another set of French doors. The dining room has three tables and these can be moved easily.

Laundry

An iron and ironing board are available upon request.

Bedrooms & Sleeping Areas

There are three en-suite bedrooms.  All rooms are twin bedded. Room 1 is on the ground floor off the reception hall. Rooms 2 and 3 are on the first floor. All rooms have moveable furniture. Chairs are provided in each room. Remote TV, radio/alarm clocks, hair dryers, toiletries and hospitality tray are provided in each room.

Bathroom, Shower-room & WC (Ensuite or Shared)

Room 1 has a shower cubicle which is 70cm x 100cm and has a step up of 33cm.

Room 2 has a shower cubicle which is 75cm x 115cm and has a step up of 35cm.

Room 3 has a shower cubicle which is 70cm x 115cm and has a step up of 30cm.

Grounds and Gardens

The French doors through the lounge access the back garden.  There are two patio areas with a step up to each. The garden is lawned with a small raised flowerbed along the length between the two patios.  There is a two-seater bench with a small table between the seats and a larger table and garden chairs on the patios.  Opposite the front of the house is Beeston Common.  There is access directly to the Common via a narrow bridge over the brook, which runs along Brook Road.  

Additional Information

There is a telephone in the lounge for emergencies. 

Vodafone has the best reception in this area.

We have not yet gained access to freeview.  This should be in our area within the next 18 months.  Therefore we can only get BBC1, BBC2, ITV and Channel 4 at present.

We have a spare fridge that can be used to store medicines/insulin if required.

Future Plans

We hope to get Freeview as soon as it becomes available in this area.

We plan to put more seating in the garden throughout the summer.
